Holiday Parks will check that the potential owner has proof of a residential address to make sure they don’t breach their park licence.  It is also worth checking to see if there are any stipulations on the time you can spend on the park. For example, no more than 90 consecutive days.

What is Residential Specification BS 3632?

Most holiday lodges are built to residential specification BS 3632.  Developed by the British Standards Institution, this framework outlines a benchmark for manufacturers, thus protecting parks and homeowners. The framework makes sure the park home is built to the latest industry standards and considers energy and thermal efficiency, construction and safety measures.

Lodges built to Residential specification BS 3632 will have better insulation in the walls, floors and ceiling, soundproofed walls, double-glazed windows and doors, top-of-the-range central heating systems which maintain temperatures during the colder months and energy-efficient appliances.  Lodges will have an improved structural design, and be more weather and fire-resistant.

Do lodges hold their value?

The value of a holiday lodge can fluctuate based on several factors, including location, the condition of the lodge, and the amenities offered by the park. Lodges in prime locations, particularly those with scenic views or near popular attractions, tend to retain their value better. Well-maintained lodges with modern amenities also hold their value more effectively. Consider the potential for rental income as well if looking to let your lodge out.

Do holiday lodges last longer than static caravans?

Holiday lodges are typically constructed with more durable materials and are designed to last longer than static caravans. Many lodges come with long-term guarantees on structure and materials, which can give you peace of mind regarding their longevity. While static caravans may last 10-20 years with proper maintenance, holiday lodges often last significantly longer, sometimes upwards of 50 years or more, depending on care and upkeep. Most parks sell their lodges with a licence period which can range from anywhere between 25 and 99 years.  They vary from park to park so its essential to check this before purchasing a lodge.

Are holiday lodges liable for council tax?

Holiday lodges are not liable for council tax. As it’s not seen as a residential base, this is not payable as you would be paying it at home. Running costs for a holiday lodge include site fees, utilities, insurance, and maintenance. It’s important to budget for these expenses. The maintenance cost can vary depending on the lodge’s size, age, and the facilities in the park.

Can I let out my holiday lodge?

If you’re not planning to use the lodge year-round, renting it out during peak seasons can be a good way to generate income. Make sure to check the park’s rules on subletting and whether they offer a rental management service. 

Can I sell my holiday lodge privately?

When buying a holiday lodge, consider how easy it will be to sell in the future. Lodges in popular locations with good facilities will be easier to sell as they will appeal to a wider audience. Keep your lodge well-maintained and consider updates or renovations to retain its value over time. Yes, you can sell your lodge privately.  However, you will need to speak with the park owner first as they may have the option to buy it back first.  This will all be stated in your park agreement.
